Spring is just around the corner and we wanted to update everyone on some upcoming Brixworth projects.
March:
*Wrought Iron Street Sign Posts will be painted throughout the neighborhood to cover unsightly rust
*Landscaping the neighborhood beds will be completed
*Flower Beds around Clubhouse/Tennis Courts will be updated/mulched
*Some shrubs that have died due to disease or old age will be replaced
*River Rocks and Liner will be added around Tennis Courts and Tennis Court flower beds to combat constant erosion
April:
*Tennis Courts/Basketball Courts Resurfaced and Repainted
(Filling the cracks did not work on some cracks because they were too wide. Sorry, we tried… Contractor did not charge any labor, just for the materials used to fill cracks.)
*Retaining Walls and Wrought Iron around Pool/Tennis Courts to be cleaned and painted.
*Clubhouse Exterior to be cleaned/painted as needed. ( Including Wooden Brixworth Sign at Clubhouse)
May:
*Clubhouse Parking Lot to be Sealed and Striped
*Pool Deck and Sidewalks at Clubhouse to be Pressure Washed
*Pool Cleaned and Prepared for Summer
*Pool Furniture will be Placed around Pool Deck
*Pool Opens around May 15th for the Summer (School is out on May 19th)
Thanks for all of the text messages, emails, and kind words of support for the Brixworth Board Members. If you ever have any questions or concerns don’t hesitate to contact us. We do our best to maintain our neighborhood and keep our yearly dues as low as possible. We have some of the lowest Homeowners Fees of any upper bracket neighborhood in West Knoxville with the amenities that we have. This neighborhood is nearly 25 years old and faces maintenance issues constantly, but we do our best to fix these in a timely fashion.
We may need to consider raising the yearly HOA Fee to $425 to combat the rising costs of maintenance. Our current fee of $350 has been around for 20+ years. Most upper bracket neighborhoods with our similar features may much more.The Basketball and Tennis Courts are a huge expense for our neighborhood.Due to the age of the courts and subsurface drainage the resurfacing of the courts only lasts 3-4 years before cracking. This resurfacing, repainting, and restriping makes the courts look brand new but must be done frequently.. Four years ago it was over $16,000 and this year it is almost $20,000.The alternative would be the “Overlay/Rebuild” method. This is where 6 inches of rock and asphalt is overlayed and rebuilt upon the existing courts. This method is between $100,000 to $110,000 and lasts from 6-8 years before resurfacing in required. Sugar Wood, Wentworth, Fox Run and other aging neighborhoods are in the same situation with their facilities With the age of our pool, it is extremely expensive to maintain and repair as well. The Pool Furniture and Umbrellas are changed out as needed. The Clubhouse and Security System is well maintained and monitored.In the past 5 years the clubhouse interior has been updated and renovated. The roof was repaired after the hail storm as was all of the street light poles. The light poles were retro fitted with improved “screw in” Magnetic Induction bulbs which can be easily replaced as needed. These bulbs can be changed easily and do not require the power to be cut off from the meter. The new fittings will use either Magnetic Induction or LED bulbs as well. This will be beneficial as the price of LED bulbs continues to come down. Our electrician stated that we can begin to use the LED as well over the years to come. Either bulb is just as efficient. The Green Spaces are mowed twice per month from April to October and the trees in the boulevards are trimmed every 4 to 5 years. The Drainage Ditches that run behind homes is the responsibility of the individual homeowner that back up to the ditch.
